A Tiny Slice of Kauai’s North Shore Holds Some of Hawaii’s Most Expensive Real Estate

Kauai, Hawaii’s northernmost island, is divided into five sections, including the North Shore. One of the North Shore communities is Hanalei, a small town on the edge of the two-mile, crescent-shaped Hanalei Bay, a world-famous surfing paradise set to the backdrop of green inland mountains. Hanalei’s 96714 ZIP Code has some of the priciest residential real estate in Hawaii, the state with the highest median house listing price in the U.S., according to Realtor.com. (News Corp, owner of The Wall Street Journal, also operates Realtor.com under license from the National Association of Realtors.) “Hanalei is a funky beach community,” says Neal Norman, a real-estate broker with Hawai’i Life. “You could literally have a $50 million house next to a small cottage that’s worth a million dollars.”
There are eight golf courses currently open on Kauai, the only private one of which is at Kukui’ula, a luxury residential resort community on the island’s South Shore, about an hour and a half from Hanalei. Members and guests of The Lodge at Kukui’ula can play the 18-hole championship course designed by Tom Weiskopf.

Hanalei Bay is a water sports utopia. During the summer, the mellow waves are ideal for stand-up paddle boarding, kayaking, sailing, and surf lessons. In the winter, giant swells attract experienced surfers. Other water activities around the area include outrigger canoeing, boating, swimming, fishing, and more. On shore, hiking, golfing, and disc golfing are popular.
The lack of housing supply in relation to demand is an issue in Hawaii, but especially in Hanalei, which has only 259 housing units, according to census data. North Shore luxury buyers spill over into neighboring communities such as Kilauea, ZIP Code 96754, and Princeville, ZIP Code 96722, which have 1,093 and 2,502 housing units, respectively. Mr. Norman says North Shore residents are respectful of land and the organic nature of island living. “People try to build homes that honor the sense of place,” he says.
